Real Estate Agencies and Property Management Companies – Clerical & Outside SalespersonsDescription
Code 8741 applies to commercial and residential real estate agencies and property management
companies that represent buyers, sellers, lessees and lessors in real estate transactions. This
classification also applies to non-residing leasing agents of a property management company who
are engaged exclusively in the rental or leasing of property to clients and who have no other duties
of any kind except clerical office work and the property management company retains separate
employees to manage the property.
Commercial agencies focus primarily on properties such as office buildings, retail spaces,
industrial facilities and mixed-use developments. Residential agencies deal with homes,
condominiums, co-ops and rental apartments. Operations may include brokerage services
representing landlords and tenants in lease negotiations, facilitating property sales and rental
transactions, assistance with finding apartments and negotiating leases, conducting open houses
and virtual tours.
Property management companies will handle tenant screening, lease agreements and rent
collection, coordination of repairs and maintenance and managing legal notices and eviction
processes.
The operation or management of rental property, construction and remodeling operations shall be
separately classified.
